Why Kirk and Cobb

Every transaction with a Kirk & Cobb associate is comprised of integrity and passion – passion for doing the right thing for everyone involved every step of the way.

We have a long history of doing the right things. No complaint has ever been filed with the Topeka Area Association of REALTORS® against any of our associates. Kirk & Cobb has led the city in seller effectiveness (shortest marketing time, highest percent of asking price obtained, and highest percent of listed properties sold) for more than 20 years in a row. Simply stated – while others promise, we perform.

Kirk & Cobb has been providing quality service to our customers (and our customers’ parents and grandparents) for more than 60 years. We understand how stressful buying and/or selling a home can be. That’s why we believe in the importance of serving the whole person. We don’t just handle the paperwork; we do our best to meet the practical and emotional needs of every customer. This is why so many of our customers are customers for life.

Relocation Department

In this global market, it’s important to have connections. For this reason, Kirk & Cobb is a member of Leading Real Estate Companies of the World®, an international relocation network with nearly 700 premier real estate firms with 5,500 offices and 170,000 sales associates in 38 countries around the world. Our membership to this important organization yields the results of an international franchise while you enjoy the experience of working with a smaller, locally-owned business.

Transaction Center

Kirk & Cobb is somewhat unique in that we have a department, our Transaction Center, that manages every transaction from the time a contract is created all the way through closing. A dedicated closing representative will work in conjunction with your REALTOR® to ensure all of the details are taken care of (title work, inspections, home warranties and loan appraisals, etc.) and communicated to all necessary parties. We’ll take care of just about everything!

Creativity and ingenuity are only part of the formula for successful marketing. Accuracy and urgency are equally important. Kirk & Cobb recognizes these important fundamentals and cares about the quality of information we publish. For this reason, you will find our advertising to be honest, straightforward, attractive, and published as quickly as possible without sacrificing quality.

In the more than 60 years Kirk & Cobb has been in business, we have watched the industry grow and change. We’ve grown with these changes and in many instances instigated the policies and procedures which shape our local market today.

“The 2007 National Association of REALTORS® Profile of Home Buyers and Sellers shows that more than eight out of 10 recent home buyers – a full 84 percent – used the Internet last year to search for a home… More than a quarter – 29 percent – of recent buyers reported that they first found the home they purchased on the Internet.”1 Kirk & Cobb knows the importance of a strong online presence; therefore, all of our listings are published on over 27 web sites like HGTV’s, Yahoo Real Estate, and GoogleBase.

Technology has certainly changed the way people buy and sell homes. That’s why the staff and associates at Kirk & Cobb are constantly researching ways technology can aid in the home-buying and selling process. Here are just some of the ways our customers currently benefit from our investment in technology:

* We syndicate our listing data to more than 25 web sites worldwide.
* We have developed a state-of-the art web site that does not require you to sign in or provide personal information in order to search all Topeka area properties on the multiple listing service.
* By signing a single authorization form, you and your REALTOR® may communicate listing changes via email for faster, more convenient, and environmentally-friendly service.
* Our pending files are duplicated in electronic form so documents can be emailed for fast, paperless communication.
